Greenbelt New Build - Manchester

The core design concept was to align the entire house along a central axis, capturing front-to-rear views through the main hallway. As you enter, the eye is drawn straight through double doors to the glazing at the rear, framing the landscape beyond. A dramatic staircase winds around this double-height space, anchoring the interior and connecting each level visually and physically.

Planning was the biggest challenge. The plot sat within the Green Belt, where new builds are typically restricted to 130 percent of the original footprint. With the support of a planning consultant, we navigated policy constraints and presented a carefully justified design that respected the site’s scale and setting. The proposal was approved after detailed negotiation, exceeding the usual threshold while maintaining harmony with the landscape.

Working collaboratively with the client and a dedicated quantity surveyor, we delivered a design that balanced aspiration with buildability. The result is a 5,000 sq ft home that feels both generous and grounded, contemporary yet timeless, with expansive views and flowing spaces designed for family living and entertaining.
